THE WADI Launches on Yas Island: Inside Abu Dhabi’s New AED 6 Billion Nature-Led Community
A major new residential destination is coming to Yas Island, Abu Dhabi, with Cosmo Developments unveiling THE WADI, an AED 6 billion mixed-use community designed around nature, waterfront living and open spaces.
Developed by Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group, THE WADI will span approximately 140,700 square metres and introduce 3,950 residential units alongside retail, hospitality, leisure and sports facilities.
Located along Yas Canal, the project takes inspiration from the UAE’s natural valleys and the movement of water through the landscape, translating the concept into a contemporary residential community.
Nearly 4,000 New Homes Planned for Yas Island
THE WADI’s residential offering will include studios and one-, two- and three-bedroom apartments, with selected homes featuring private balconies or terraces.
Residences are planned with fitted kitchens, fully tiled bathrooms, double-glazed windows, central air conditioning and parking facilities.
But the scale of the development extends beyond its homes. The master plan combines residential spaces with commercial areas, restaurants, retail, recreational facilities and a hotel, creating a self-contained mixed-use destination.
Reportage Group will oversee the project from development and delivery through to its long-term management.

A Central Valley at the Heart of THE WADI
One of the more distinctive elements of the project is its nature-led master plan.
A central valley will extend through the development, forming the focal point for its landscaped and open areas. Native planting, including ghaf and palm trees, will be incorporated alongside water features and landscaped pathways.
Residents will also have access to pedestrian, running and cycling paths, parks, a waterfront and yacht marina.
Sports and wellness facilities planned for the community include tennis clubs, gyms and spa facilities, while dedicated children’s areas will cater to families.
The design also incorporates climate-responsive principles. Building orientation and open pathways are intended to encourage air movement across parts of the development, while landscaped balconies, planted areas and water features will further shape the community’s outdoor environment.
Waterfront Living Along Yas Canal
Location is another important part of THE WADI’s proposition.
The development will sit along Yas Canal, an emerging residential area on Yas Island that is seeing a combination of new luxury developments, national housing projects and landscaped canal-side spaces.
According to the developer, THE WADI will be approximately five minutes by car from Zayed International Airport and nine minutes from Ferrari World Yas Island, while central Abu Dhabi will be around 23 minutes away.
Its Yas Island setting also places the project within one of Abu Dhabi’s most established leisure and entertainment destinations.
A Different Approach to Community Living
Rather than treating landscaping as an addition to the development, Cosmo Developments is positioning nature as a defining element of THE WADI’s identity.
The concept draws on the relationship between land, water and life, with the central valley, waterfront, planting and pathways intended to connect different parts of the community.

Adnan Tareen, Managing Director at Flag Holding, meanwhile, highlighted the project’s combination of investment fundamentals, quality of life and sense of place, describing Yas Island as an important setting for a development of this scale.
What to Expect from THE WADI Abu Dhabi
With an estimated AED 6 billion investment, 3,950 residences and a 140,700-square-metre plot, THE WADI represents another significant addition to Yas Island’s expanding residential landscape.
The combination of waterfront access, a yacht marina, landscaped spaces, sports and wellness facilities, hospitality and retail also suggests a move towards a more integrated style of living-where everyday amenities are incorporated directly into the community.
